Ce logement de vacances pour 7 personnes dispose de deux salles de bains et de trois chambres à coucher. Le logement de vacances est équipé de un feu ouvert et une TV (chaînes internationales). En outre, il y a une piscine, un barbecue et un jardin. Vous pouvez stationner votre voiture sur un parking (couvert). La salle de bains est dotée de une douche.

Le logement de vacances dispose de une machine à laver, un congélateur, une connexion internet (ADSL, ISDN et sans fil).

This beautiful stone house is located in a panoramic position in the hills of Quarrata, a few kilometres from Florence, Pistoia and Lucca.

The villa is divided into 2 large flats (FABIO and GIULIA from the name of the owners) that can also be rented together as a single unit (CASA BURIANO). It is surrounded by a large sunny garden and an olive grove of 500 trees. This is the FABIO flat. On the ground floor there is a kitchen, dining room, living room and a bathroom with shower. On the upper floor there are 3 bedrooms and 1 bathroom with shower. For a total therefore of 6 beds and 2 bathrooms with shower. The house has heating and a fireplace with wood for the colder periods. In the living room LED TV no satellite. The kitchen is large and fully equipped: refrigerator with freezer compartment, dishwasher, 4-burner stove, electric oven, coffee maker, and of course plenty of crockery, cutlery, and pottery. The rooms are equipped as follows 2 double rooms with double bed 160x200 1 double room with French bed 140x200 It is possible to add a cot on request.
IMPORTANT: heating IS NOT INCLUDED IN THE PRICE! If guests request it, the costs will be calculated according to actual consumption. The price of LPG will be taken from the last bill we paid. According to Italian law, heating in Tuscany is allowed from 1 November until the first week of April.

The large garden is completely at your disposal and equipped with outdoor table with seating, wooden gazebo with additional large table, barbecue, swimming pool with outdoor showers, deckchairs and sunshades. Please note: the car park, garden, swimming pool and barbecue are shared with the second flat. The entrances to the 2 flats are on opposite sides of the villa, so the part of the garden in front of the 2 flats is also private and quiet.
IMPORTANT: the swimming pool is for the private use of the house guests (App GIULIA + App FABIO). The pool is not heated, therefore it is open seasonally: from 15 May until the end of the first week of October. These dates may vary annually according to weather conditions.

We provide a travel cot for children aged 0-3. Internet up to 2GB per day free of charge. Pets are welcome! You will also find a large fenced area for your dog with a covered space and a food and water bowl, should you wish to go away for a trip to a museum or a dinner at a restaurant and leave him quietly at home.

The location of the house is quiet and panoramic. In the nearby town of Quarrata (approx. 4 km) you will find everything you need: supermarkets, bakeries, butcher's shop, post office, bank. The house is not accessible by public transport, so having your own or rented car is essential! An ideal place both to spend a pleasant and peaceful holiday in the Tuscan landscape, and to make excursions and trips to the art of northern Tuscany. Pistoia is only 15 km away and is a real medieval jewel little known to most tourists. From here you can reach Florence and Lucca in 20 minutes by train or in little more than half an hour by car from home. The Tyrrhenian coast - the so-called Versilia - is also easily accessible: directly connected by the Florence-Sea motorway. In short, you are spoilt for choice!

Conditions et délais de paiement

Après confirmation de la réservation, un acompte de 20 % du prix total de location doit être payé dans les dix jours. Ensuite, le deuxième paiement devra être effectué au plus tard 42 jours avant le départ. Si vous partez dans un délai de six semaines, la totalité du montant doit être payée immédiatement.
